FARM LOCATION: From the east edge of Hawarden, on Hwy. 10, go 1½ mi. North on Buchanan Ave. (to beginning of land.) The farm is located along Buchanan & 430th St.
GENERAL DESCRIPTION:
Selling will be a
productive 135-acre tract of unimproved farmland. The current FSA records
indicate 128.7 crop land acres, with a corn base of 97.2 acres, and a direct &
counter-cyclical yield of 101 bu.; a bean base of 31.5 acres, and a direct &
counter-cyclical yield of 31 bu. Primary soil types are Ida Silt Loam, Galva,
with smaller amounts of Judson, Radford, & Rawles. The weighted average CSR
(corn suitability rating) for this farm is 51 on the crop land acres. This farm
is classified as HEL (highly-erodible), is terraced, and enrolled in the Farm
Program.
LEGAL DESCRIPTION: The Northwest Quarter (NW¼). except the South 20 acres thereof, and except an acreage site known as Parcel A, by survey, in File 2007, Card 3057, containing 5.10 acres; all in Section Twenty-five (25), Township Ninety-five (95) North, Range Forty-eight (48), West of the 5th P.M., Sioux County, Iowa, containing 135± acres, subject to public roads, and easements of record.
METHOD OF SALE: The farm will be sold as one unit, with final bid multiplied by 135 acres.
REAL ESTATE TAXES: Sellers will pay all real estate taxes which would become delinquent if not paid by September 30, 2012, as well as all prior taxes. The current net real estate taxes are $1,762/year.
TERMS: Non-refundable, 10% down-payment day of auction, with balance due on or before March 12, 2012, at which time possession will be granted. This farm offered as a cash transaction, and not subject to any financing contingencies. Sellers will continue abstract to date, and provide clear and merchantable title. Buyer(s) will be required to execute written agreement specifying these terms the day of auction. Sale subject to owner’s confirmation. The existing lease will be terminated for the crop year 2012 and beyond.
POSSESSION: Possession will be granted at closing, March 12, 2012.
